Developers Laing O’Rourke, along with their joinery subcontractor SJ Eastern, were confronted with a challenge when Leaderflush Shapland went into administration at the end of 2015 and the supply of the doorset package for their Elephant Road project was put on hold. They had worked with Leaderflush Shapland on specific fire and PAS 24 testing for the apartment entrances on the development, but were unable to obtain copies of this certification or finish the supply.
Integrated Doorsets subsequently purchased the intellectual property of Leaderflush Shapland and met with the client to see how we could help to bring this project to a successful conclusion.
O2. Plan
Every project has its own requirements and challenges that make it unique. Taking over from Leaderflush Shapland with a view to manufacturing doorsets to a total 645 apartments, created a major planning exercise for this development. This required ongoing meetings and constant communication, every step of the way, building the confidence of a client who had been let down by unfortunate circumstances.
In particular was the requirement for a 35db, FD60 apartment entrance that met PAS 24 certification standards whilst having an electronic fob access system.
03. Build
A combination of doorset performances, including PAS 24, 35 RwdB and up to 60 minutes fire resistance, were specified, incorporating an electronic fob access system to individual apartments, instead of traditional key access. The complete doorset build ensured the apartments achieved these security, acoustic and fire protection requirements. American Black Walnut veneers and hardwood were used to achieve the aesthetic requirements.
Additional to the entrance doorsets were ‘frameless’ riser doors, blending the doors seamlessly into the wall using frames that were concealed within the plaster finish. Full height glazing to lobby areas ensured that Equality Act requirements were met.
O4. Deliver
In this case, doorsets were required immediately and despite the usual logistical and additional Leaderflush Shapland circumstantial challenges, Integrated Doorsets were able to deliver a smooth supplier transition with minimum disruption to the project completion date.
